HOLLAND (WHTC-AM/FM) — Goog’s Pub is coming back.
The old restaurant is gone, but the pub’s new home will be in one of several in a $2.5 million, two-story new building, at 667 Hastings Ave. in Holland, according to a press release by the building company, Midwest Construction Group of Zeeland.
The 14,000-square-foot building is slated to be complete in late February, and would be among the first mixed-use commercial developments created under Holland City’s new Unified Development Ordinance (UDO).
The mixed-uses, in addition to Goog’s, are intended for a boutique grocery and beverage market and nine residential apartments. Five Star Realty of Holland is handling the residential and commercial leasing.
“The UDO is innovative zoning that allows the incorporation of residential units with commercial properties. The benefit is the expansion of housing opportunities–which the city needs– with the creation of robust commercial,” said Scott Geerlings, president of Geerlings Development Co., a partner in new building’s development company, Hastings 677 LLC.
Geerlings said the UDO’s Neighborhood Enterprise Zone helps lower rental costs while increasing the city’s tax base.
Ryan Kilpatrick, Housing Next’s executive director, said the Hastings Avenue project is one example of how the USO can be used to ease Ottawa County’s housing crisis.
“This is an innovative project for Holland and Ottawa County that will (encourage) other developers and investors to consider adding housing to mixed use projects in commercial areas,” said Kilpatrick, noting Holland currently has a need for 2,200 more income appropriate apartments while Ottawa County has a shortage of 15,000.
Brad White, Goog’s Pub founder and owner, said the restaurant returns with some changes.
“The new Goog’s will still be offering many of our favorite burgers, but we’re going to scale down the restaurant size to about 40 seats. Next to the restaurant, we’re putting in an MGB Market—the MGB standing for Meats, Groceries and Beverages,” White said.
The original Goog’s opened as a 115-seat restaurant in 2005 and won the title “#1 Burgers in West Michigan” for 13 years in a row.
The new 2,000-square-foot boutique market will offer fresh and frozen meats and seafood, fresh vegetables, groceries and a large selection of upscale wines and beers. A 1,200-square-foot ground floor, corner section of the building is being offered for lease and includes the availability of a drive-thru, curbside service window.
Eight apartments set for the 7,000- square-foot second floor will range from 900 to 1,300-square-feet, with one or two bedrooms. The ninth apartment will be on the ground level.
Midwest Construction officials indicated they plans to employ 45 construction and trade workers for this project. When complete, the three businesses are expected to create up to 50 new jobs.
